Problem

La Cocina was grappling with multiple maintenance issues, including roof and water intrusion problems, deteriorating stucco, and corrosion of steel structures due to its beachside location. In addition to these challenges, Florida’s new SB4D and SB154 legislation meant that the condo association needed to bring the building into compliance with stricter standards for structural integrity and reserve funding. 

If these issues weren’t addressed correctly, the complex would face costly repairs and potential risks to occupant safety. The association reached out to us for an evaluation and a plan to update the building while keeping costs manageable.

Strategy

To solve these problems, our team developed a comprehensive plan that addressed the building’s structural and aesthetic needs. We conducted a detailed evaluation of the roof, stucco, and steel components, identifying key areas that required repair or replacement. 

Our team worked closely with stakeholders, including Sherwin Williams and an engineering firm, to ensure every aspect of the project was executed flawlessly. We also replaced the soffit and fascia with James Hardie products, which are known for their durability in coastal environments.

With a focus on minimizing disruptions for tenants, we developed a detailed project schedule and communication plan. This helped us coordinate with the condo association, management company, and residents to ensure that everyone was informed about the project timeline and any necessary accommodations. 

Despite weather delays and the discovery of wood rot beneath the stucco, our flexibility and proactive communication allowed us to keep the project on track.

Outcome

The La Cocina project was a resounding success. The most significant win for the condo association was the long-term financial benefit. By partnering with Sherwin Williams, we were able to secure a 10-year warranty on the paint, extending their repaint schedule from 7 to 10 years. 

This will save the association considerable costs over the next 25 years. Additionally, the new James Hardie soffit and fascia, combined with specialized coatings on the steel structures, have greatly improved the building’s resilience to the harsh coastal environment.

Beyond the financial and structural improvements, the client was impressed with our attention to detail, especially in areas like welding and steel repair. We went above and beyond by using high-end two-part epoxy coatings to protect the steel from future corrosion. 

Our efforts not only improved the aesthetic appeal of the building but also ensured its long-term structural integrity.
